examination of indexes in the named jurisdiction and is as accurate as

Search Definitions:
County Minimums: Every County is different. Some of the counties
served by Davick Services require long trips. Some counties must be tediously searched by hand using
old hand written indexes that may not show the legal address. County
minimums reflect both the distance the abstractor must travel and the efficiency of the county indexes.
Current Owner
Search: Sometimes called a title report, current
owner forward, or property search. This in-depth search first searches from the
current date backward to find a warranty deed or other arms-length transfer of
the subject property. Then forward from that date to uncover any mortgages, tax
liens, judgments or other encumbrances. An additional $20 fee will be incurred if your
search requires reporting of released liens. This search includes two pages of copies.
Additional copies are $1.00 per page.
The resulting report includes:
Two Owner Search:
Same search as the current owner except search is taken back to the
vesting deed of owner prior to current owner. Please Note: Released liens are not reported. If you require
this information a mortgage/assignment search will be added.
Multi-Year Property Searches: You specify the number of years to search with
a 12 year minimum. All deeds for specified period are reported as well as all
unreleased voluntary or involuntary liens. Please Note:

mortgage/assignment search will be added.
The resulting report includes:
Update/ Filing: A search
to determine if property has acquired any additional encumbrances subsequent to
the through date of original search up to six months prior.
The resulting report includes:
 | Any changes in ownership |
 | Any changes in mortgages, liens, or judgments (new,
releases, etc) |
 | Any changes in property tax status |
 | At your request, filing of your document and report of
document number, time and volume and page. |
No filing or copy fees are included and you must provide all
county fees and documents.
Mortgage/ Assignments: A search for a specific mortgage and
subsequent assignments. Due to recording and filing procedures in certain
recording jurisdictions it is sometimes impossible to locate and retrieve an
assignment even though the assignment has been recorded. Therefore, we cannot
guarantee the identification of all assignments.
Copies are $1.00 per page.
Deed Search:
A search for the
current vesting deed in subject property. Copies are $1.00 per page.
Title Chain: You specify the number of years to search with a
ten year minimum. Chain breaks will constitute an additional fee.
