On-line Records Put To The Testby Robert Franco If you haven't read Ed Rybczynski's post on Title-Opoly, MdLandRec.net, you should do so... NOW! Ed checked a couple of searches ran on-line against the official indexes and the results might surprise some of you who rely solely on on-line sources for your title searches. After Ed shared his results with the state and they added a disclaimer to their Web site which includes the following language: The Clerk of the Circuit Court assumes no responsibility for this site. This website should not be used as a sole source for searching title. Researchers must check all indices including those at the courthouse. Read Ed's post, and, especially see "Words of Advice for Anyone Who Cares to Listen." This should be an eye-opener for the industry, but you may be surprised to read who really wasn't interested in his findings. Thanks, Ed. This is a most important topic and you covered it extremely well. As I alluded to last week, this is why blogging is so important - this information is not likely to appear in press releases from the state, or, the big title companies using on-line records to save a few dollars. About the author: Robert A. Franco has been in the title industry for nearly 15 years in the state of Ohio. The owner of VersaTitle, a full service abstracting and title company, and the founder and president of Source of Title, a Web site devoted to providing media and marketing services to the title industry, Franco has dedicated much of his professional career to furthering the role and significance of title examiners in the title insurance industry...
