Minimum Fees for Outlying Counties

Davick Services does not use outside abstractors, researchers or unreliable online searches. Each search is completed at the courthouse by the staff researcher assigned to your case.

Working from email and fax enabled mobile offices we provide public records research, title abstracting and document filing into 40 rural counties and four federal courts within a 150 mile radius of Lubbock, Texas.

The minimums are necessary to cover travel costs in time and mileage. Minimum county fees are only applied when your searches for that county do not meet or exceed the minimum.

For example: Two $40 searches into a county with a $ 100 minimum would result in a fee of $ 100. Three $40 searches in the same county would result in a total $ 120.

Note: Turn times and fees are based on historical averages for standard searches. Individual searches may require more or less time depending on the complexity of the search , data you provide, your specific search requirements and other variables.

Search Definitions:

County Minimums: Every County is different. Some of the counties served by Davick Services require as much as a 350 mile round trip. Some have access to searches by public computer and some must be tediously searched by hand using old hand written indexes that may not show the legal address. County minimums reflect both the distance the abstractor must travel and the efficiency  of the county indexes. Searches in the same county may be combined to meet the minimum requirements so your fee may be no more than you would pay in metropolitan computerized counties.

Current Owner Search: Sometimes called a title report, current owner forward, or property search. This in-depth search first searches from the current date backward to find a warranty deed or other arms-length transfer of the subject property. Then forward from that date to uncover any mortgages, tax liens, judgments or other encumbrances. An additional $20 fee will be incurred if your search requires reporting of released liens. This search includes two pages of copies. Additional copies are $1.00 per page.

Two Owner Search: Same search as the current owner  except search is taken back to the vesting deed of owner prior to current owner. Please Note: Released liens are not reported. If you require this information a mortgage/assignment search will be added.

Multi-Year Property Searches: You specify the number of years to search with a 12 year minimum. All deeds for specified  period are reported as well as all unreleased voluntary or involuntary liens.  Please Note: Released liens are not reported. If you require this information a mortgage/assignment search will be added.

Update/ Filing: A search to determine if property has acquired any additional encumbrances subsequent to the through date of original  search up to six months prior.

The resulting report includes:

bulletAny changes in ownership
bulletAny changes in mortgages, liens, or judgments (new, releases, etc)
bulletAny changes in property tax status
bulletAt your request, filing of your document and report of document number, time and volume and page.

No filing or copy fees are included and you must provide all county fees and documents.

Mortgage/ Assignments: A search for a specific mortgage and subsequent assignments.    Due to recording and filing procedures in certain recording jurisdictions it is sometimes impossible to locate and retrieve an assignment even though the assignment has been recorded. Therefore, we cannot guarantee the identification of all assignments. Copies are $1.00 per page.

Deed Search: A search for the current vesting deed in subject property. Copies are $1.00 per page.

Title Chain: You specify the number of years to search with a ten year minimum. Chain breaks will constitute an additional fee. vesting deed is included. Additional copies are $1.00 per page.
